BTS’ Jin named “real estate tycoon” as he reportedly earns over 10B KRW in profits from two buildings at Hannam The Hill

On September 8, 2024, Edaily reported that BTS' Kim Seok-jin has been hailed as the 'real estate tycoon' for owning multiple luxurious apartments in Hannam The Hill, Seoul, South Korea. According to the report, Jin owns two properties in Hannam The Hill. He recently sold his 3060.15 square feet apartment in February 2024 for 9.55 billion won ($7.13 million), shattering the record high.

His second apartment, which is 2633.15 square feet, was sold for 9.3 billion won ($6.969 million) in July 2024, according to the Ministry of Land, Infrastructure, and Transport's actual transaction price disclosure system. Due to Jin's global popularity and ownership of multiple apartments in the locality, the prices of properties in Hannam The Hill have risen to an all-time high.

As per Edaily, the projected market profit is anticipated to be around 10 billion won ($7.46 million). For the unversed, the expected financial gain from a property sale before it gets taxed and other expenses deducted from it is called projected profit.

In 2018, BTS' Jin sold a 925.16-square -eet apartment in Hannam The Hill, incurring a loss of $22,408.63. He had originally bought the property for 1.9 billion won ($1.41 million). The BTS idol was criticized by real estate experts for displaying poor knowledge of finance and real estate profitability.

Following this, the Epiphany singer-songwriter bought another property in the same locality for 4.49 billion won ($3.35 million) in July 2019. The size of the apartment was 3060.15-square-feet (86 pyeong in Korean). In November 2019, he purchased a second apartment (2633.15 square feet) for 4.28 billion won ($3.196 million).

After selling both these properties in 2024, the Epiphany singer-songwriter profited over $14 million from his real estate investment, setting a new profit record in the real estate industry.

Notably, Hannam The Hill is an opulent complex located in Hannam-dong, Yongsan-gu, Seoul. Renowned for housing several Korean celebrities, Hannam-dong is situated between the Namsan (mountain) and the Hangang River.

BTS shifted there in 2017 and lived in one of the luxurious mansions in the locality before they moved out in 2021 to their respective properties. Meanwhile, BTS' Suga, J-Hope, RM, Jimin, V, and Jungkook each own an apartment in Hannam The Hill. Suga reportedly owns another apartment in UN Village, located in Hannam-dong.

The locality was constructed on the site of the former Dankook University and has 32 structures with a maximum floor height of 12 stories and 600 residences. Hannam The Hill and UN Village in Hannam-dong are home to several politicians, and conglomerate executives along with celebrities like BLACKPINK's Jennie, Bae Suzy, Kang Daniel, BIGBANG's G-Dragon & Taeyang, and more.


In other news, BTS' Jin became the global ambassador for the luxury jewelry brand, FRED, and the Italian luxury clothing brand, GUCCI after he returned from the military in June 2024.
