Serhant shares that his company, SERHANT, which ranks sixth among other firms, aims to excel and become the best. However, to achieve that goal, he must deal with the competitive market and manage his agents, who don't generally get along. In episode 3, titled Negative Vibe Merchants, star broker Jade Shenker opens up about her husband's affair and seeks spiritual guidance from a shaman.
Chloe Caine and Jordan March forget past feuds and review a new property. Tricia Lee and Jordan Hurt discuss staging an apartment at The Plaza. Jonathan Normolle rejects an offer to work with Savannah Gowarty, while Jess Markowski wins the Social Media Influencer of the Year award. Elsewhere, Jade and Chloe get into a heated argument over personal differences.
What went down in Owning Manhattan episode 3?
Jade visits Jordan H and Jessica Taylor, where she opens up about her turbulent marital status. She reveals that she has been sleeping on the couch after learning about her husband's extramarital affair.
Soon, Chloe arrives and starts talking about Jade's marriage. She suspects something is "off" when she sees Jade not wearing her wedding ring. Moreover, she becomes upset when she learns Jade confided in others before her. In a confessional, Jade criticizes Chloe's attempt to make the situation all about her.
In another scene, the viewers are introduced to Jess M, who refers to herself as a social media "guru," more specifically as "Ryan Serhant and Kim Kardashian combined." She has over 200K followers on Instagram and worked as the head of communications for a company that Kim Kardashian owned.
Jonathan joins her to explore the property on 161 North 4th. The 1286-square-foot listing has two private patios, two bathrooms, two bedrooms, and a private balcony. With a listing price of $2,995,000, Jonathan and Jess M plan to use social media to attract potential buyers.

She further asks her to avoid "negative vibe merchants," when Jade opens up about her relationship with Chloe. At the same time, Chloe and Jordan M reconcile after reflecting on their argument in episode 2 of Owning Manhattan. Later, they look at a property for Chloe's client, Brad Mondo, with a listed price tag of $4,250,000.
Savannah expresses her concern regarding Jess M joining forces with Jonathan. She feels blindsided and pitches the idea of joining their group. At the real estate awards ceremony, Jess M raises the topic, but Jonathan refuses to accept Savannah's contribution due to her lack of experience in the field. He mails her, rejecting her proposal, leaving Savannah in tears.
Owning Manhattan cast members Jordan H and Tricia arrive at The Plaza to review the apartment on the sixteenth floor. It has three bedrooms, three-point-five bathrooms, exclusive plaza doorknobs, and intricately crafted details all across the ceiling. Amazed by the hotel's amenities, Tricia remains unimpressed by the staging of the apartment. She feels it looks "just furnished" instead of "staged."
Jade closes the deal with Fation, impressing him with her work. Elsewhere, Jess M wins the Social Media Influencer of the Year award. Owning Manhattan star Ryan Serhant reveals he wanted her to win so that the other brokers could see the importance of social media in business.
At the end of the episode, Jade confronts Chloe about her lack of empathy for others, leading to a bitter argument between them. Things escalate when Chloe claims Jade works at SERHANT only because she secured the position for her.
