Netflix aired Owning Manhattan on Friday, June 28, 2024. It is a real estate show focusing on popular broker Ryan Serhant, CEO of SERHANT. - his real estate firm. The series follows Ryan and his team of real estate agents who are focused on selling some of the most expensive and luxurious properties in New York City.

Fans who enjoy real estate shows like Selling Sunset would surely enjoy Owning Manhattan. The show features various real estate agents and creators, including Ryan Serhant, Chloe Tucker Caine, Nile Lundgren, Tricia Lee, Jade Shenker, Jessica Markowski, Jessica Taylor, Jordan Hurt, Jordan March, Jonathan Nørmølle, Savannah Gowarty, Jeffrey St. Arromand, and Genesis Suero.

The fifth episode explored a private client's exciting requirement for a residential property. There is also a party at Jardim where drama unpacks between fellow agents Chloe, Jade, and Jess M.


Owning Manhattan episode 5: Recap, potential celeb buyers, and more

Owning Manhattan episode 5, Swimming with Sharks, opens with one of the real estate agents, Jess T, meeting a "very exclusive and high net worth client" from California's lawyer to explore a property. As Jess T described, the buyer wanted to stay anonymous; hence, they sent their lawyer, Charlie, whom Jess T was meeting.

Jess T shared in the confessional:

"In New York City, we get a lot of celebrities, billionaires, who don’t want to come to see the apartments themselves. So they’ll send their assistant, private wealth manager. But when a client’s sending their attorney to come view apartments for them, I know they have a lot of money. We are talking a lot of money."

As per Charlie, the lawyer, his client's budget was $5,000,000 - $10,000,000. As soon as they entered the apartment, Charlie said the stairs were a deal breaker for his client, so they didn't explore the property.

They visited another property, where another real estate agent, Brandon Bogard, joined them. However, Charlie said triple exposure to the apartment lacks privacy, which would be a no.

While Charlie wasn't revealing anything about his clients, Jess T shared in the confessional:

"Who the hell are these people? Is it LeBron? Is it Meghan and Harry? You know that’s why Ryan put us together. He thought it was British royalty, which I like to consider myself. Is it the Kardashians? How am I gonna find a New York City apartment that no one can look into?"

However, when she explained that she needed to know more about the client's requirements, Charlie shared that his client has two children and a private chef.

Later that day, she met Charlie again to explore another property. While the budget was 5 to 10 Million, she showed him a 22 Million property, which Charlie finally liked. He said he would have a "really long talk" with his client and get back to Jess T.


Owning Manhattan: Extravagant party at Jardim

Chloe and her team members have been busy organizing the party for Jardim. Savannah, a fellow agent, has been helping her plan and manage everything. Guests include Brad Mondo, an Influencer and buyer; Andy Yu, a Fashion designer; Jardin developer Harlan; and many more.

During the party, one of the guests was Sophia, a real estate agent who offered $14.5 million for the apartment at Jardim on behalf of her client from Israel. As the listing price was $20 million, Ryan, Chloe, and Sophia discussed counteroffers.

Later, Chloe and fellow real estate agents Jess M, Jade, and Savannah had an intense argument. On the other hand, another fellow agent, Nile, jumped in the pool as he lost the bet against Chloe about getting a listing of Jardim during the party.

The episode ended with Jess T closing the deal with Charlie, the lawyer, at $21.7 million. Ryan was quite excited and congratulated Jess T on it.
